Staging Consultation

200/1st 2 hrs

Comprised of a comprehensive walk through with you. I will take pictures and assess. I will give recommendations on which items should remain or be removed, potential rearrangement of existing furnishings, art, and accessories, and explore any minor renovations the home owner might consider before putting their home on the market. Add on Staging Services below, if you are interested in having us stage the home as well. 

(note: the first two hours is $200 and every hour after will be charge $70 per hour)

Vacant Home Staging Services

350-500/room

The process where I will stage the vacant home with our furnishings to achieve the most appealing look and layout for your home. We will deliver, unload, assemble, arrange, and style all of the assets. Once the home is sold, we require one week (7 days) to return to the home to disassemble, pack, load, and transport our assets back to our warehouse, so make sure to include our required time frame during your purchase or selling plans.

Staging prices are on a per room, per month basis (i.e. a home around 1000 sq. ft. with 2 bedrooms plus living room, office, and kitchen/Dining room would be around $1,750 for the first month -- bathrooms may be included at no extra charge for minimal staging).  One month minimum charge paid upfront. We do offer selling the furniture with the home at an added cost (assessed on a home by home basis).

Extra Month Staging

Staging required for additional time, on a per month basis.

Design Assistance

0.5/sq.ft.

  

An added feature for homes that will be rehabbed or flipped. After the initial consultation and walk through of the home I will help pick out colors, accent walls, fixtures, and finishes to give the space that inspired touch to help it sell faster when finished. (note: a charge of $200 for the initial staging consultation will be required before giving design assistance)

I measure spaces and pick out materials such as vanities, mirrors, lighting, flooring, paint colors, accent walls, kitchen cabinets and finishings, and give links to all choices to their corresponding store page. It will be up to the homeowner to make the purchases and have them installed, but I will be available to direct final placement of everything. (minimum charge for design assistance is $500, due up front)

Some questions i'll be asking

  1. What is your relationship to the home? Are you the home owner, flipper, realtor, etc.?
  2. What is the address of the home that needs the staging consultation?
  3. What is the square footage of the home and how many living spaces does it have (bedroom, living room, dining room, breakfast nook, etc.)?
  4. When do you plan on listing this home (If requiring staging services, I do require a minimum of 7 days from the time of the consultation to the staging process, depending on the unique home situation)?
  5. How many staircases does the home have, including tri-levels?
  6. Are there any bonus rooms you want staged? If so, what kind of room is it?
  7. Are there any outdoor spaces, like a front or back porch/deck?
